10,000 SF – Gut Renovation & Second Floor Addition to an Existing Waterfront Single Family Home

The idea of this project was in the making for many years, transforming a magnificent piece of property overlooking the Long Island Sound in a prestigious North Shore Long Island community. In 1998 the client moved into an existing split-level house on the property, and we were hired to do a one-story addition and renovation of the existing residence.

Two decades later, with the children grown and the house showing signs of aging, the client decided to do a major gut renovation. This project not only revitalized the entire residence but also added a master bedroom suite and a study on the newly added top floor to maximize the waterfront views.

The design intention was to completely change the design language of the house inside and out, without building an entirely new home. The existing red brick facade was retained as the primary exterior material, but new wood paneling was introduced to soften the brick’s weighty appearance. Internally, everything except the children’s bedroom wing was completely gutted and redesigned. A new three-story stair hall was created, connecting the two main living floors and the cellar, with windows on three sides that flood the central area with natural light. Additionally, a new front extension was added to create an entrance hall, and a second floor was added to the existing central volume of the house.

The result is a transformed, modern residence featuring an open-plan layout where most rooms now offer stunning views of the Sound.
